Solution to Hotel for GC 2013

Made my solution last week...I purchased property in Regina. I will be using it for the season while attending games, then may or may not sell it. The math I did, this house will in the end not cost me anything because I paid cash and am completing some upgrades, hence flipping (capital gains), so when it is all said and done I will actually make some money...or at very minimum break even.

I love it lol...a pile of money to put out, and there is some risk, but I feel the potential reward is worth it

PROBLY A SAFE BET AS LONG AS OIL STAYS NICE AND HIGH AND THE INTEREST RATES DON'T BOUNCE BACK UP FOR A WHILE.

Prices are only going to go up for a good while yet.

Well, it is 5 bedroom, so there is room. 3 rooms are already spoke for for sure, and I have a few people that I am awaiting to see if they are staying there or not, but if not, I will definitely be opening the doors...I think however there is likely that I will have at least a dozen people committing by the end of next week...pretty temping offer I suppose, as I won't be charging anything...but if ya get sick in the hot tub yah clean it...thats 1 firm rule lol

either way…I got a smoking deal on this place, so I should make money. I paid 470, will put about 80-100 into it and know there is no way it will sell for under 650…likely over 7 based on comps in the area
